These recent projects typify the approach and success we achieve for our clients.

Four Unit Development at 11-17 Carroll Crescent, Glen Iris

68-external-1Our client Decorayte and their builder Leda Constructions undertook a development of four office-showroom and warehouse properties on a well-located site, each with an independent entry and wide street frontage.

Each unit has its own roller door access and secure designated car parking spaces on site.

GrayJohnson achieved the total marketing of the development to realise $5.6 million with three units sold to owner-occupiers and one to an investor, where we subsequently secured a quality tenant to meet the investor’s expectation.

Our marketing campaign presented this property along with its important features to a broad cross section of potential investors and owner-occupiers.

It included a direct mail campaign to businesses located nearby, press advertising targeting distinct areas of business owners together with editorial exposure in several property publications.

2-8 Harvey Street, Richmond

_MG_0428This is a cutting edge building project undertaken by The Australian Property Growth Fund with Rothe Lowman as the architects.

It comprises five walk up three level offices adjacent to Swan Street affording easy access with the building areas ranging from 335-370 sqm inclusive of a generous balcony area, which provides a stunning aspect to the CBD, the Yarra River and immediate environs.

GrayJohnson worked closely with the developer to negotiate the successful sale of all five units, with three units sold to owner-occupiers including an insurance brokerage, a specialised surveying equipment business and a fashion accessories wholesaler.

Two of the units were purchased off market by a graphic design studio to give a total realisation for the project of $6.3 million.

Our marketing campaign included strategic press advertising, enhanced listings on major property websites and press exposure on the successful completion of the project.

10-11 Yarra Street, South Yarra

_MG_3470 External1 High ResGray Johnson has been involved with this project comprising a contemporary office building of 4,700 sqm with basement carparking from conception to completion.

Whilst construction was underway we introduced a number of pre-commitments from owner-occupiers and tenants.

Subsequent to the project’s completion, GrayJohnson has sold one office unit with vacant possession, another with a tenant in place as an investment and sold a showroom office suite to the prominent engineering consultancy Umow Lai for $1.35 million.

Located within the prestigious Forrest Hill precinct the building adjoins the South Yarra Railway Station with easy access to Chapel Street and Toorak Road.

 

104 Burgundy Street, Heidelberg

Various 190109 032Developed by Arts on Burgundy, the project comprises a mixed use development with two retail shops on the ground floor, and two floors of offices above with associated car parking on site.

With its proximity to the major redeveloped Austin Medical Complex and its strong local focus, Burgundy Street has evolved over several years as a premium location in Melbourne’s inner north-eastern suburbs.

Pre-commitments for this project were obtained from two tenants for the retail spaces during the early project construction with the office spaces leased within one month of effective completion at rates of $260 to $270 per sqm plus outgoings.

A cost effective marketing campaign of press advertising, editorial releases and specific direct mail contributed to the successful outcome.

With the strong cash flow and quality of the tenancy mix the owner/developer has now elected to hold the property as an investment.

However, a second project nearby at 68 Cape Street will provide another project with visual and practical impact and will offer office suites from 43 to 600 sqm.
