We implement targeted multi-faceted and cost effective campaigns which incorporate direct email, website promotion, press advertising and free publicity to achieve the best solution for each individual project.
We outline some of our recent projects:
Five Outstanding Retail Premises at 305 High Street, Ashburton

GrayJohnson has recently finalised the marketing and subsequent leasing of a new retail project at 305 High Street, Ashburton.
The project consisted of 5 prominent retail shops in the eastern end of the High Street shopping centre.
The shops ranged from 113 sqm to 142 sqm approx. Each building had designated carparking for 2 cars.
Our marketing campaign generated excellent enquiry and enabled a pre-commitment from a major medical group – St Vincent’s Pathology on a long-term lease of 5 years + 5 years. The project was completed in 2010 and fully-leased by July 2010.
The tenancy mix included:
St Vincent’s Pathology – medical
National Hearing Centres – medical
Lily Infusions Weddings – bridal boutique
‘The Oakroom’ – Upmarket cafe
Every Battery – batteries, chargers, solar panel retailer
Our strategic marketing campaign incorporated direct canvassing to medical -related businesses in the local area and a detailed internet presence.
This involved a specific program to update our listings through the construction phase. This generated significant tenant enquiry and, ultimately, assisted in 100% occupancy within 4 months of completion of the project.
Four Unit Development at 11-17 Carroll Crescent, Glen Iris
Decorayte and their builder, Leda Constructions, undertook a major development of four office-showroom and warehouse units on the corner of Carroll Crescent and Weir Street, Glen Iris.
Each unit has its own independent entry, roller door access and secure designated car parking spaces.
GrayJohnson sold all the units in the development to realise $5.6 million. Three units were sold to owner-occupiers and one to a sophisticated investor. This was subsequently leased to a quality tenant on a long term lease.
Our campaign included a direct mail campaign and press advertising targeting specific businesses in the eastern suburbs.
2-8 Harvey Street, Richmond
This cutting edge building project was undertaken by The Australian Property Growth Fund. The property was architecturally designed by RotheLowman architects.
It comprises five walk up three level offices ranging from 335-370 sqm inclusive of a generous balcony area, which provides a stunning aspect to the CBD.
GrayJohnson worked closely with the developer to negotiate the successful sale of all five units, with three units sold to owner-occupiers including an insurance broker, a specialised surveying equipment business and a fashion accessories distributor.
Two of the units were purchased off market by a graphic design studio to give a total realisation for the project of $6.3 million.
Our marketing campaign included strategic press advertising and enhanced listings on various property websites.
10-11 Yarra Street, South Yarra
GrayJohnson has been involved with this project from conception to completion.
10-11 Yarra Street consists of a contemporary office of 4,700 sqm plus basement carparking.
Whilst under construction, GrayJohnson introduced a number of pre-commitments from owner-occupiers and large scale tenants.
Upon completion, GrayJohnson sold one office unit with vacant possession, another with a tenant in place as an investment and sold a showroom to the prominent engineering consultancy group, Umow Lai for $1.35 million.
This development is located within the prestigious Forrest Hill precinct, which is in close proximity to South Yarra Railway Station and Melbourne’s premier shopping precinct in Chapel Street.
104 Burgundy Road, Heidelberg

104 Burgundy Street comprises of a mixed use development with two retail shops on the ground floor, and two floors of offices above with associated car parking on site.
With its proximity to the major redeveloped Austin Medical Complex and its strong local focus, Burgundy Street has evolved as a premium location in Melbourne’s inner north-eastern suburbs.
Pre-commitments for this project were obtained from two tenants for the retail spaces during the construction phase with the office spaces leased within one month of effective completion at rates of $270 per sqm plus outgoings.
A cost effective marketing campaign, which included press advertising, free editorial press releases and specific direct mail contributed to the successful outcome.
With the strong cash flow and quality of the tenancy mix the owner/developer has now elected to hold the property as an investment.
